Can an Israeli buy an apartment in Cyprus?
Short answer
Yes, with permission. As a buyer from outside the EU, you need the Council of Ministers' permission under the Immovable Property (Restriction of Purchase by Aliens) Law, Cap. 109; without it, the property cannot be validly registered in your name.
Until permission is granted, the sale contract gives you no right to the property itself. A company controlled by non-EU owners counts as foreign too, and a lease of more than 33 years counts as a purchase. Further conditions apply to land beyond what a home or business premises needs.
A new home bought from a developer for at least €300,000 plus VAT is also the usual route to permanent residence, with the income conditions in the answer on living in Cyprus.
Purchase agreements are drafted by an advocate; we coordinate the paperwork around them with our partner advocate.
