How much are property transfer fees in Cyprus?
Short answer
The Land Registry charges 3% on the first €85,000 of the price or market value, 5% on the part between €85,000 and €170,000 and 8% on the rest, then halves the result. Nothing is charged where VAT was paid on the same purchase.
The scale sits in the Department of Lands and Surveys (Fees and Charges) Law, Cap. 219, and the fee is paid by the buyer at the transfer. The 50% reduction applies to every transfer charged on that scale, except a property bought at a lender's forced sale of mortgaged property.
Where VAT was charged on the sale, no transfer fee is due on it; the Director can still charge on the difference if the declared price is below market value. Transfers from parents to children, and gifts between spouses and relatives up to the third degree, follow separate rules.
The Land Registry's online calculator gives the figure for a specific price, entered without VAT. Our partner advocate handles the transfer; we keep the dates and the fee in the same plan as your residence application.
