Does the Rent Control Law apply to my rental in Cyprus?
Short answer
Only to homes and shops in declared controlled areas that were completed by 31 December 1999. It does not cover furnished lets of under six months or holiday lets.
Most newer flats and houses fall outside it, so the rental agreement itself sets the terms. The Rent Control Law's definition of a protected tenant also excludes non-citizens, apart from spouses of citizens.
A lease of more than 15 years creates a right in the property only if it is registered at the Land Registry.
